How We Price Steel Work in Krabi

Ring most builders in Krabi and ask what a carport costs, and you'll hear "we need to see the site first". It can sound like a dodge. Usually it isn't. Any tradesman who has priced a few hundred jobs knows a number given over the phone is almost always wrong. This page explains how we price, what's in our quotes, and how to compare ours fairly with anyone else's.

The short version: we have no price list. The price depends on your site and on material prices at the time we quote. Jobs start from 10,000 THB, the site survey is free, and you get a written, itemised quote. Our team has more than 30 years in the trade.

Why we can't give you a price in advance

We need two things before we can put a number on a job.

The real site. Measurements, the ground, the existing walls and roofline, where rainwater goes, and how we get steel in.
Current material prices. Steel and roofing sheets go up and down. A figure that's right today may not be right next month.

So Rong, our lead craftsman, looks at the site and then prices it at that day's material costs. A quote holds for a while, but not forever. If you take a long time to decide and prices move, we'll tell you and update the quote before you agree.

The 10,000 THB figure is our minimum job size, not an estimate for any particular piece of work.

What goes into a quote

The size of the job is only where it starts. On site, Rong checks:

Width and projection, including any overhang past the posts, because the roof sheets and purlins have to cover it.
Heights of the existing eaves and the floor level, to get a pitch that actually sheds rain.
The ground. Is it concrete thick enough to fix posts to, or fill that needs new footings?
The existing house. Can the wall or frame take extra load, or should the new structure stand on its own?
Drainage. Where water off the new roof will land, and whether it needs a gutter.
Access and power. Can a truck reach the site with steel, and is there a supply for the welder nearby?

Then we write the quote line by line: steel frame, roofing, new footings, gutters, removal of old work, and a travel fee if you're somewhere remote. You can see exactly where each baht goes.

Choices that are yours to make

You choose the steel grade and the rust protection. Rong will explain what each option is good for and what it isn't, but the decision is yours. Why quotes from different builders don't match

When two quotes for "the same carport" are far apart, it's usually one of these:

Steel size and span. Wider gaps between posts need bigger beams so they don't sag. A much cheaper quote may use lighter or thinner steel, which you can't tell from a sketch.
Roofing material. Different sheets differ in price and weight, and heavier roofs need a stronger frame.
Footings and the connection to the house. Proper footings and a well-thought-out join to the existing building cost more than bolting posts to a thin slab.
Rust protection. Primer and paint systems vary a lot, especially for homes near the coast.
Gutters and finishing. Flashing, gutters and downpipes are often left out of cheap quotes and added later.
Removal, access and distance. Tearing out an old roof, carrying steel down a narrow soi, or taking a boat to an island all cost money.

How to compare quotes fairly

Put the quotes side by side and check each one says:

the size of the job, width by length
the steel type and section sizes for posts, beams and purlins
the rust protection system
the roofing material
whether footings, gutters, flashing and removal of old work are included
any travel fee
the warranty and what it covers

Full contract or labour-only

Deposit: 30% before work starts.
Balance: as agreed in the written quote.

Warranty: 1 year, under the site conditions written in the quote.

Two jobs of the same size can cost very different amounts once you factor in the ground, the height, the existing wall and how easy the site is to reach. Steel and roofing prices also move over time. So we don't publish prices. Jobs start from 10,000 THB, and the real figure comes in a written quote after a free site survey.

Will I get the quote in writing?

Yes, every time. After the survey we write an itemised quote so you can see where the money goes. We agree it with you before any work starts.

Can you issue a VAT or tax invoice?

No. We give a cash bill, with no VAT and no tax invoice. If your company or resort needs a tax invoice, tell us at the start so nobody wastes time.

How much deposit do you take?

30% before work starts. The balance is paid as agreed in the written quote.

Which areas do you cover?

All of Krabi province. We have no showroom, so we come to your site. Remote or boat-access areas such as Ko Lanta and Ko Phi Phi carry a travel fee, which is stated in the quote before you agree to anything.
