How the Free Site Survey Works, Step by Step

Getting a real price from us is simple and costs nothing. You send photos, Rong comes to look, and you get a written, itemised quote. This page walks through each step, tells you exactly which photos help, and has some practical tips if you'd rather write to us in English.

Step 1: Add us on LINE or call

LINE is the easiest way to reach us: https://line.me/ti/p/KpeSCfxTm4. You can also call 080-953-4573, though calls may be answered in Thai. Tell us what you want built and send your location pin, so we know where you are in Krabi province.

Writing in English? That's fine. Message us on LINE in English and our English-speaking admin will reply, arrange the survey and pass your details on to Rong. Plenty of photos help, and a rough sketch with measurements, or a photo of a similar structure you like, says a lot.

Step 2: Send photos of the site

The better the photos, the more accurate Rong's first read, and the more likely one visit covers everything. Take them in daylight. They don't need to be pretty, just clear.

1. Wide shots of the whole area you want built, from two sides if you can.
2. Where it meets the house. The wall, eaves or beam the new work would join. Get close enough to see whether it's concrete, a beam or blockwork.
3. The ground. Soil, grass or concrete, and any cracks or sinking.
4. Overhead. Cables, pipes, air-con units or branches in the way.
5. Drainage. Existing gutters, downpipes and where rain falls now.
6. Access. The road, soi and gate, so we know if a truck can bring steel in.
7. Anything to remove. An old roof or awning, including where it leaks.
8. Materials you already have, if you're thinking about labour-only. Show sizes and condition.

Rong will reply with anything else he needs to see and will tell you straight away if something looks like a problem, such as a wall that shouldn't carry extra load.

Step 3: Rong visits and measures

The visit is arranged around our work schedule after we've talked on LINE or by phone; if you write in English, our admin books it with you. On site, Rong will:

• measure the area, the height of the existing eaves and the ground level
• check whether posts can fix to the existing floor or need new footings
• look at the walls and frame of the house, and whether the new structure should join it or stand on its own
• plan where rainwater goes, the gutter line and the roof pitch
• check access for steel deliveries and power for the welder
• talk through the design, post positions, height and materials so they suit how you'll use the space

Near the sea, he'll also look at salt exposure, because it affects which rust protection makes sense. Our article on salt air and rust protection in Krabi explains why. Getting the most from the visit if you don't speak Thai

• Ask questions on LINE. Rong and the crew work in Thai, so send questions in English on LINE before or after the visit and our admin will relay them to Rong and send back his answers.
• A Thai speaker is optional. A Thai-speaking friend, your landlord or your property manager can still help on site with fine details like post positions and fixing points, but you don't need one to get a quote.
• Renting? Get your landlord's approval before the survey, and ideally have them there.
• Write down what you want in a short list, and share it on LINE before the visit.
• Take photos of anything Rong points out, so you can check it against the quote later.

Step 4: You receive a written quote

The quote is itemised line by line: steel frame, roofing, footings, gutters, removal of old work and any travel fee. It states the steel grade and rust protection you've chosen, whether it's a full contract or labour-only, and the warranty terms. It's priced at material costs at the time. If you take a long while to decide and prices change, we'll let you know and update it.

Ask about anything that isn't clear. Compare it with other quotes line by line, not just the total.

Step 5: Agree the job and pay a 30% deposit

Once you're happy, you pay a 30% deposit before work starts. The balance is paid as set out in the quote. We issue a cash bill, with no VAT and no tax invoice.

Step 6: We build

Rong supervises the work on site. If you're going labour-only, materials need to be delivered before the start. Keep in touch on LINE and ask questions as you go, in English if you prefer.

Step 7: Handover

We walk through the finished job with you. The work comes with a 1-year warranty under the site conditions written in the quote.
