Ao Nang is a subdistrict of Mueang Krabi, not a district of its own, but for steel work it could hardly be more different from town. A lot of the buildings are shops, cafés, guesthouses, pool villas and holiday rentals, and many of them sit close enough to the Andaman that every piece of steel takes the salt wind directly. That includes the beachfront strip, Nopparat Thara and the villa areas out towards Klong Muang.

To be blunt: a job that looks good on handover day tells you very little here. The real test is whether the welds, bolt heads and cut sheet edges are still free of rust after one rainy season.

The other thing to plan is timing. Grinding, welding and a delivery truck outside the door all affect guests. In Ao Nang the work schedule needs as much thought as the design. For Railay and Ko Phi Phi, which also fall under Ao Nang subdistrict, everything has to go by boat as well.

Salt air in Ao Nang: rust starts small, and so should the disruption

Ao Nang has some of the heaviest salt exposure of anywhere we work. Rust almost never starts in the middle of a post or beam. It starts at small details nobody looks at: welds, bolt and screw heads, cut edges of roof sheets, and open ends of steel tube. Salt water gets inside an uncapped tube and eats it from within. If those spots are not dealt with on installation day, no amount of paint on top will stop it bubbling through again.

The honest limit is that there is no maintenance-free steel frame this close to the sea. Good rust protection buys time, but you still need to rinse off salt and check the small details now and then. If anyone tells you their work needs no care at all by the beach, ask them exactly how it is protected.

Then there is scheduling. High season (roughly November to April) means full rooms and busy tables, when noise hurts business. The quiet months line up with the rainy season, when roof work gets interrupted. No period is perfect. The usual compromise is to fabricate and pre-assemble off site, then install in short, planned windows while you stay open. For villa and rental owners who live abroad, a property manager on site makes this much easier.

  • Ask what rust protection the steel has, and how many coats go on welds made on site.
  • Ask whether the screws and bolts resist rust. Fixings often corrode before the frame does.
  • Every open tube end should be capped so salt water cannot collect inside.
  • Rinse steelwork and roof sheets with fresh water regularly and inspect welds at least once a year.
  • If you open every day, agree a staged work plan at the survey, not on the morning the team arrives.

Getting there and booking a site survey

It is not far, but in high season the roads into Ao Nang are busy and there are few places to park a truck carrying long steel. Shops on the main road should agree in advance where the truck stops and when it will not block the entrance. For mainland Ao Nang, Nopparat Thara and Klong Muang, any travel cost is shown in the quotation. Railay and Ko Phi Phi are boat-access only, so there is a travel fee, stated clearly in the quote before you agree to anything.

Permits and permission

Ao Nang is a subdistrict of Mueang Krabi district. Ask the local administration office that covers Ao Nang about building or extension permits. Commercial buildings such as restaurants, cafés, guesthouses and rental villas may face extra requirements compared with a private home, especially for anything projecting from the front of the building. At provincial level, contact the Krabi Provincial Public Works and Town Planning Office. This is general guidance, not legal advice. Rules differ between local offices and change over time, so confirm with the office that covers your address before any work starts. If you rent, get the landlord's approval in writing first.

Can you fit an awning on my Ao Nang shop without closing?

Often you only need to close part of the frontage. We cut and assemble the frame away from busy hours, then install in short sessions. If the job is large or the frontage is narrow, you may genuinely need to close for a while, and we will say so at the survey.

Inspect at least once a year, and more often if the building faces the sea wind directly. Look at welds, bolt heads, roof sheet edges and tube ends. Treat any small rust spot straight away by sanding back and recoating; leave it for a rainy season and you may be replacing the part.

I own a villa in Klong Muang but live overseas. Can we do this remotely?

When is the best time of year for work in Ao Nang?

There is no perfect time. The low season disturbs fewer customers but brings more rain; the dry season suits roof work but your business is busiest. Contact us early with photos so we can pick the window that costs you least.

Do you work on Railay or Ko Phi Phi?
